How Does Property Management Work and Why Might You Need It In Eureka

Investing in property requires a large amount of commitment from an individual and managing the rental unit is no easy feat. Once you decide to become a landlord, you basically have to be on top of everything to ensure your investment remains secure. These days the average person has a huge workload on their plate and almost no time for extra responsibilities. People manage their jobs, household, and family; leaving generally very little time for their rental unit. Luckily, this is where a professional Humboldt County property manager can step in for you.

Property managers know the ins and outs of the business, example: Fair Housing Laws, and can take care of every aspect there is in maintaining a rental unit.  By hiring a property manager to manage the rental unit for you, your workload becomes simplified, and your financial returns should be greater.

When it comes to managing a rental property, the three main components a residential manager will take care of for you are People, Property and Time.

People –

Finding good, responsible people for your property not only improves the chances they will pay the rent on time but that they will take care of your unit as well. Tenants like this tend to be less of a hassle and allow landlords to reduce their stress by knowing their investment is in good hands. Here at Real Property Management Humboldt, a property management company for the Arcata and Eureka area, we’ve developed programs like our RPM Raffle to show the tenants we care and reward tenants that pay on time. We have also developed the Resident Club program provides tenants that pay on time free discounts to local businesses like the brewery, sporting good stores and many others. Our proposed Resident Club is set to be in full swing next year. By taking care of our tenants, they, in turn, will want to take care of your property.

Property –

Rental management companies facilitate in all the maintenance the property requires as well as sending out a trusted vendor to complete the necessary work. It is the property manager’s job to make sure the work was done in a proper manner, so as to not be an issue in the future. At Real Property Management Humboldt, our big focus is making sure all routine and preventative maintenance is up-to-date, so your tenants can live in a safe and comfortable home.

We have developed many conveniences that benefit you and your tenants. We have a 24-hour hotline which ensures that all tenant maintenance needs are heard and that emergencies don’t get out of hand and take a major toll on your property or the tenant. Real Property Management Humboldt also provides Tenants the option for an online portal to provide easier access for tenants to make maintenance requests. In addition, we maintain an in-house maintenance staff and have developed relationships with many local vendors to make certain that no maintenance need goes uncared for.

Time –

The most critical part about hiring a property manager is the free time and peace of mind given to the property owner. Property managers deal with all maintenance and tenant issues allowing the property owner to sit back and collect the monthly rental earnings. With 35 years of experience that includes both local industry knowledge and the support of our nationwide company, we have learned all there is to know about managing real estate and put that knowledge to work for you.

Hiring a property manager can provide the peace of mind that your property is in good hands. 1. Millie Hue says:

It got me when you said that a property manager will be able to handle your property while you focus on the more important activities in your life. With that in mind, I will be suggesting to my mom to hire one instead of doing it on her own since we don’t see her that often anymore. This is because the apartments that she has are in a different state which is why she is always out of town.

    1. Brittany Stuckey says:

Thank you for your input Millie, managing properties can certainly turn into a full-time job.
