Why are Property Inspections Important for Residents?

          At Real Property Management Humboldt, it is important that our properties are kept to the highest standards – not only for our Clients, but for our residents as well. A rental property inspection is a good way to track the condition of the property. It involves the landlord or the property manager periodically reviewing the property inside and out to assess the condition of the property. A rental property inspection is often conducted while the Resident is present so they are informed of any issues or concerns that arise, although, it is not entirely necessary for a Resident to be present if they cannot or do not want to be.

          With that being said, we conduct annual inspections of EVERY unit in an effort to prevent and/or repair any possible damage. With these annual inspections, our staff is looking for issues regarding plumbing, pests, mold, smoke detectors, and more. We want to catch these issues that may go unnoticed before they turn into something more serious. It’s also an opportunity for us to fix any previously unnoticed repairs that a Resident may have noted while living in the property.

          We are aware that not everyone is comfortable with us entering their home, but please understand that it is our job to maintain our units so that we may provide healthy and safe environments in all of the homes we manage. Residents do have the right to quiet enjoyment of their home and privacy. This means a landlord can’t just enter the rental premises any time they feel like it to check on a tenant – however, with proper 24-hour notice or a confirmation of permission from a Resident, these inspections can be performed.
