As a property management company, it is our goal to provide the best service to our residents, especially when it comes to maintenance. We understand that a maintenance issue can be frustrating in a variety of aspects, which is why we are sure to tackle the issue as efficiently as possible. However, when a maintenance issue is being taken care of, there is a chance that the repair is tenant-related, meaning the problem was caused by the tenant. When this is the case, the tenant is billed for the cost of the repair.
When a tenant is charged for maintenance repairs, an invoice is sent to them outlining the charges. Examples of tenant-related maintenance issues are sending a plumber for clogged drains, toilets, and bathtubs; sending an electrician to turn on power due to a circuit shortage; sending a locksmith to let someone in that locked themselves out; sending a vendor to repair broken windows, screens, and blinds; and more. For the most part, tenants are notified ahead of time if the repair will be charged to them. However, there are repairs that are not decided upon until after the vendor has worked on it.
If a tenant does not agree with the maintenance charges, they are encouraged to submit a dispute in writing, which can be turned into our office and overseen by their coordinating property supervisor.
